Where I Help You Buy Land

My focus is on land and ranch properties in Central and South Texas. I regularly work in Hays, Bastrop, Caldwell, Williamson, Bell, Gonzales, DeWitt, Goliad, and Victoria Counties, and I’m happy to talk about nearby areas as well. If you’re not sure which county fits your goals, I’ll help you narrow it down based on budget, terrain, commute, and lifestyle.

What Type of Land Are You Looking For?

Every buyer’s version of “the right piece of dirt” is different. I can help you evaluate:

  1. Small acreage homesites and ranchettes

  2. Working cattle and hay ranches

  3. Hunting and recreational land

  4. Timber and mixed-use tracts

  5. Investment land with development potential

How Buying Land with The Land and Ranch Man Works

My job is to make sure you understand the land you’re buying—not just the price tag.

  1. Talk Through Your Goals
We’ll discuss how you want to use the land, preferred counties, budget, and timeline so we’re searching with a clear target.

  2. Find and Tour Properties
I’ll send you options that fit, then schedule showings so we can walk the land together, look at boundaries, and get a feel for the property.

  3. Evaluate the Details
We’ll review access and easements, utilities, wells and water, septic options, floodplain, ag exemptions, and any improvements.

  4. Make an Offer with Confidence
When you’re ready, I’ll help you craft a strong offer, negotiate terms, and guide you through inspections and closing.

  5. Plan for What’s Next
After closing, I’m still a resource—whether you’re setting up fencing, planning a homesite, or thinking about future improvements.

What to Look For When Buying Land in Texas

If you’ve only bought houses before, land can feel like a whole new language. Here are some of the key items we’ll pay attention to when we walk properties:

  1. Access & easements – how you legally get to the property

  2. Water – wells, ponds, creeks, and rainwater potential

  3. Soils & topography – for building, grazing, and roads

  4. Utilities – electric, water, and internet options

  5. Floodplain & drainage – what happens when it really rains

  6. Ag exemptions & taxes – current status and future options

  7. Restrictions & zoning – what you can and can’t do long term

You don’t have to be an expert in all of this—that’s why you hire one. I’ll help you understand both the benefits and the limitations of each property.

Frequently Asked Questions About Buying Land

How much land do I really need?

It depends on your goals. A few acres can be plenty for a homesite with some elbow room, while running cattle or serious hunting may require more. During our first call, we’ll talk through what you want to do so we don’t overshoot—or undershoot—your acreage.

Can I finance land, or do I have to pay cash?

Many buyers use farm and ranch lenders that specialize in land loans. I can point you toward lenders who regularly finance land in Central and South Texas so you can compare options and get pre-qualified.

Do I need to have a well and septic already in place?

Not necessarily. Some properties are raw land and some are more improved. We’ll look at what’s already in place and what it would cost to add a well, septic, or utilities so you understand the true cost of ownership.

Can you help if I don’t see what I want listed here?

Absolutely. Not every good property is obvious online. Tell me what you’re looking for and I’ll keep an eye out for new and upcoming opportunities that match your criteria.
